BH Properties Acquires 300,000-Square-Foot Tollway North Office Park in Plano, TX

Transaction Expands Ownership to More Than 675,000 Square Feet Within One of North Texas’ Premier Corporate Campuses

Dallas, Texas, – (August 05, 2026) – BH Properties, a value-add real estate investment firm with regional offices in Dallas, Austin, and Houston, has completed the acquisition of Tollway North Office Park, a 297,591-square-foot, seven-building business park in Plano, Texas. The acquisition follows the firm’s February 2025 purchase of the adjacent R&D at Legacy campus, bringing BH’s ownership within the Legacy Business Park to more than 675,000 square feet across fourteen buildings. BH acquired the property from KBS, one of the nation’s largest owners and operators of premier commercial real estate assets. KBS was represented by Newmark’s Dallas team of Gary Carr, Chris Murphy, Robert Hill, and Austin Sheahan, while BH was represented by Scott Henry, its managing director of Texas acquisitions based in Dallas. Terms of the deal were not disclosed.

“This disposition reflects our continued focus on executing thoughtful business plans for well-located office assets,” said Brett Merz, senior vice president and co-director of investment management at KBS. “Tollway North is in one of Plano’s most established corporate corridors, and we appreciate the work of all parties involved in completing the transaction.”

Located at 6501-6513 Windcrest Drive and 5200-5208 Tennyson Parkway, Tollway North occupies more than 27 acres immediately adjacent to BH’s R&D at Legacy in Plano’s highly sought-after Legacy area. The campus sits within one of the nation’s strongest corporate employment centers, surrounded by major headquarters, mixed-use developments, dense residential, and destination retail including Legacy West and The Shops at Legacy.

The combined campus benefits from strong market fundamentals as the Legacy corridor continues to attract corporate investment and employment growth. The area is home to numerous Fortune 500 and global companies, with AT&T’s planned global headquarters expected to bring thousands of its employees to the immediate area beginning in 2028.

“This acquisition represents the culmination of a strategic investment thesis we’ve been executing over the past year,” said Jim Brooks, President of BH Properties. “By assembling the R&D at Legacy campus with Tollway North, we’re creating a uniquely scaled position in one of the nation’s premier corporate corridors. We continue to see compelling opportunities to acquire well-located assets where our operating platform, leasing expertise and long-term investment horizon allow us to enhance our property values over time.”

Currently approximately 70% leased, Tollway North consists of seven single-story office buildings totaling nearly 300,000 square feet and provides tangible value add opportunities. Built between 1998 and 2000, the campus features efficient floor plates, dedicated tenant entrances, abundant parking, and flexible building configurations that support office and flex space users. Stream Realty’s Chase Lopez, James Mantzuranis, and Sam Bass in Dallas will be representing BH on leasing.

“Owning both properties under the branding R&D at Legacy provides a level of operational flexibility and market presence that simply wasn’t possible before,” said Andrew Van Tuyle, Chief Investment Officer of BH Properties. “The campus appeals to a broad range of users seeking well-located and efficient space in the Legacy corridor. Our focus will be on thoughtful leasing, targeted capital improvements, and positioning the property to meet the evolving needs of today’s office and flex tenants while maximizing long-term value.”

BH Properties plans to capitalize on the property’s leasing upside while evaluating future repositioning opportunities that reflect changing occupier preferences. The single-story design, efficient layouts, tenant-controlled entrances, and generous parking ratios provide significant flexibility for traditional office, flex office, and other employment-oriented uses over time.

With the completion of Tollway North, BH Properties continues to expand its investment platform across Texas. The firm now owns 36 properties representing more than 5.3 million square feet throughout the state and more than 12 million square feet nationwide across 16 states.
