The deal itself was extremely complicated as it included a very strict timeline (5-6 weeks), a loan assumption with a capital buydown, a compressed due diligence period, and a strict closing date tied to a larger merger. They accomplished this feat in a matter of 6 weeks allowing for the larger Public to Private to occur seamlessly and simultaneously to BH’s transaction. There aren’t many principals that could accomplish this difficult task, but the BH team communicated daily and more importantly had the patience and persistence to complete this with an aggressive timeframe.             In May of 2010 BH Properties learned of the space needs of a newly formed church in El Paso, Texas that had previously been operating out of a hotel ballroom.

            After meeting with and establishing a relationship with the church’s pastor, Eric Hallback, BH Properties agreed to allow Rock Faith Church to establish their permanent home in a 10,000 sf unit within a two building 150,000 sf industrial property. Over the following 10 years, BH Properties worked very closely with the Pastor in providing flexibility and incremental expansion as their congregation grew. As the years went by it became apparent that Rock Faith’s long term space needs would include the entire property. As a result, BH Properties and Pastor Hallback worked out a creative deal structure allowing Rock Faith to acquire the property mutually beneficial for both parties.
