BH Properties Acquires The Cannery, a Renovated Brick & Timber Office Asset in Downtown Campbell, CA


Campbell, CA – July 3, 2025 – BH Properties, a vertically integrated real estate investment firm, announced its acquisition of The Cannery, a 104,201-square-foot brick-and-timber office campus located at 300 Orchard City Drive in the heart of Downtown Campbell.

Originally constructed in the late 1800s as a fruit cannery, The Cannery underwent a $19.2 million renovation completed in 2023. Improvements included seismic upgrades, façade enhancements, modern HVAC systems, and the creation of a landscaped outdoor amenity area, blending industrial character with modern tenant expectations.

The property is 22% leased to a diverse mix of tenants, with available suites ranging from 1,300 to over 40,000 square feet. The current weighted average lease term (WALT) is 2.9 years.
