BH Properties Unveils The Landing at HZRD: A Modern Retail Destination in San Diego’s Mission Valley


Remodel of Hazard Center Introduces a Fresh Vision and Contemporary Design

SAN DIEGO, CA – May 15, 2025 – BH Properties (“BH”), a vertically integrated, value-add real estate investment firm, today revealed plans for a transformational remodel and rebranding vision for San Diego’s historic Hazard Center, a 135,000-square-foot retail center located in the heart of Mission Valley. The multimillion-dollar remodel will result in a refined lifestyle oriented retail experience at the epicenter of Mission Valley and a rebranding of the center to The Landing at HZRD.

Located immediately adjacent to CA 163 at Friars Road, “The Landing at HZRD reflects our repositioning strategy to reimagine the property as a curated lifestyle destination that blends local character with national appeal,” said Jim Brooks, President of BH Properties. “The recent acquisition of Hazard Center, and this major remodel, represent a significant milestone and a further commitment to the firm’s West Coast retail portfolio expansion; which recently includes several other significant retail acquisitions in San Francisco and Seattle”.

Over the last several years, Mission Valley has experienced steady retail growth, supported by new developments, redevelopments, and an increasing local population.  Mission Valley calls itself home to many of the ‘highest sales volume per location stores’ and national flagships.  With over 57 million unique visits to Mission Valley in the last year, The Landing is in prime position to capture more than its fair share of the $817 million of retail sales in Mission Valley annually.

 

Designed by RDC collaborative, The Landing at HZRD will feature a clean coastal design and a modern monochromatic palette set amongst the valley’s dynamic landscape. Upon completion in 2026, The Landing at HZRD will offer a refreshed hardscape and landscape plan along with the addition of new outdoor gathering spaces.  BH is curating a thoughtfully balanced mix of experiential retail including luxury brands, upscale food and beverage, entertainment, health & wellness, and service concepts, creating an active and accessible community anchor. One of the most impactful aspects of the remodel will be the infill of an existing parking field to create a serene park-like setting which will unite and spark community engagement.  BH intends to activate this area with retail kiosks, a fire pit, and amphitheater style seating to host retailer and community events.

In addition to the convenience of over 2,000 parking spaces, The Landing at HZRD boasts exceptional visibility from CA 163 and Friars Road. Traffic flow into the center will be enhanced by a widened entrance off Frazee Road. In addition, BH will employ a new wayfinding program designed to improve both vehicular and pedestrian movement throughout the center.

BH Properties first acquired the property in August of 2024, as part of the firm’s purchase of the larger, mixed-use Hazard Center asset, which includes an adjacent 15-story, 270,000-square-foot Class-A office tower. The Landing at HZRD is one of several new retail acquisitions by the firm, including the 300,000-square-foot Pacific Place shopping mall in Downtown Seattle, and the 322,000-square-foot Anchorage Square mixed-used project on Fisherman’s Wharf in San Francisco.

Leasing Opportunities at The Landing at HZRD

The business plan of the property’s prior ownership included demolition of some of the current retail buildings, which led to intentional vacant pockets throughout the center.  “We have a number of incredible tenants presently located in the center which, along with the current vacancy, puts BH in a unique position to curate a tenant mix that aligns with the center’s repositioning goals” said Taylor Reid, Senior Asset Manager at BH Properties.  “The multimillion-dollar capital investment BH is making into the property is going to allow us to attract the high-end national brands and local modern tenants that we are looking to target”.  Leasing availability at The Landing includes:

  • Plaza Level (Facing Friars Road): 500 – 20,000 sq ft
  • Colonnade Level (Upstairs): 2,000 – 6,000 sq ft
  • Street Level (Facing Hazard Center Drive): 1,000 – 30,000 sq ft
